Terms – Property Usage
The property is to be used for short-term residential accommodation only.The property is not to be used for any commercial activity, wedding party, gathering or any other function.
Sorry No Pets.
No Smoking inside the property. Ashtrays are to be used and butts are to be put in bin. Extra cleaning charge will apply if butts found on property.
To secure a booking we require a 50% deposit. The balance is due no later than 30 days prior to arrival. If the dates fall before this time then payment in full is required upon booking.
Payments for the Abachi Beach House or Abachi 1 bedroom Apartment are to made into the following account: WSP BSB: 732191 A/C: 551828 in the name of S Van Der Draay (owner)
Payments for ‘Airlie in Byron’ are to be paid into the following account: BOQ BSB: 124001 A/C: 21953925 in the name of T Papoulias
Please use your surname as a reference when making transfers so we can identify your payment. Please follow through with an email including the amount paid, dates of your stay as well as your address and telephone details.
Number of Occupants
Number of people not to exceed 8 per the Abachi Beach House, 2 per the Abachi Apartment . In the case of “Skoolies”, no other people are allowed on the premises AT ANY TIME DAY OR NIGHT. Any “extra” people staying will be subject to the owners discretion and must be approved prior to booking.
A house manager must be nominated as the primary contact. A major responsibility of the HM is to ensure that all occupants understand and agree to rules of occupancy. A mobile phone number to be provided and to be contactable when occupying the residence 24/7 for security purposes.
Check-In & Check Out
Check-in is from 1.30pm and check-out before 9.30am. Please ensure that these times are adhered to as a late check-out fee of $220 will apply from 9.30am and an extra $50p/hr after that.
No noise or behavior unacceptable to neighbours 24/7. No noise between 10pm and 8am. (Noise means any sound that can be heard from neighbouring properties that disturbs their peace and quiet.) Tenants must not create any noise on arrivals and departures throughout their stay. (this means no one in the neighbourhood is woken by any means.) A $100 deduction will be taken from the security deposit with each callout. After one warning for noise, tenants will be evicted with no refunds including bond.
Garbage is to be put into plastic bags provided the into the rubbish bin. Recyclable rubbish and garbage must be placed separately in appropriate bins. Bin lids must close snugly. Arrangements must be made to dispose of all garbage and recyclable rubbish that will not fit into bins provided. No surplus rubbish is to be placed in the street. Bins are to be put out Sunday afternoon/evening for early Monday morning pick up.
The Abachi house has on street parking. The Abachi Apartments has driveway parking for 1 vehicle. Strictly NO PARKING on any grassed areas.
A breach of any of the above conditions will permit the owner’s to cancel or amend a booking, reuse access or occupation, or immediately terminate a tenancy. Refunds will not be paid on terminated tenancies.
Any breach of the conditions, negligent damage to the internal and external fixtures of the property ie. gardens, lawns, trees and plants can result in the complete loss of bond.
The Security Deposit is separate from the rent owing. A security deposit of $1000 for the Abachi House and $500 for the Abachi Apartment, is required until the tenancy is completed. The security deposit is refunded within 5 working days following inspection, provided the property is left in the same condition as at the start of occupancy. Extra bonds apply for skoolies.
If a booking is cancelled a refund is subject to a confirmed re-booking of the premises.
If re-booking by another party does not occur, a refund will NOT be made. Cancellations must be made in writing by the person who made the reservation.
Skoolies – If a booking is cancelled, there will be NO refund UNLESS we are able to re-book the property for the same rate.
No Party Policy
Please note that we enforce a strict NO PARTY policy at the Abachi house & apartment because they are located in a residential areas. If security or Police are called out to the property because of noise or other complaints against you or your guests you will be given one warning. You will be evicted should there be further complaints.
